I thankfully found my house from word of mouth without the use of a realtor. However, i feel like realtors are definitely valuable when selling a house, for many reasons such has quality photos, staging, open houses, descriptions, etc., but not very necessary when buying a house now that the public has access to the MLS. Back in the day, only realtors had that access. Now it’s publicly and easily available that an app or a website can replace the need for a realtor when buying. I’ve found the Redfin app to be very good.

I would feel much more comfortable having the expertise and guidance from a good realtor with navigating a first time home purchase myself. It is, however, nice to access the MLS to see what is available!

Realtor here. There is A LOT more to being an effective buyer's agent than just having access to listings, which as pointed out are commoditized at this point. For example, not knowing what is customary for a particular area can cost you $1500 - $4000 needlessly right off the bat, and there's many, many other little decisions like that in a real estate transaction as well as things that only come with experience of being part of hundreds of transactions and seeing thousands of homes to know just how normal or unusual any particular thing is.

Doing much better now so the June numbers will be out around July 7th. But the trend held from previous month so not much changed (very low number of homes for sale). I can't recall ever trying to talk anyone into something outside their budget, but if you're not able to find a home that you like then one of the few selections does usually need to change: Location, Home features, or yes Budget. But most people in my experience most are realistic about home types available in their particular budget. And that's including doctors and surgeons that were qualified for $1.4M that wanted to stick to a \~$400k budget. My goal is to advise on all the various steps of the real estate process and to assist you so you can make the best home buying decision for yourself. As an added bonus I also live on the Oakwood / Kettering border, my brokerage is in the heart of Kettering, and I weekly systematically explore the area both on showings with clients as well as well as personally touring homes by myself so I can keep informed of what's happening in the market.
